  • 2018 Financial Review & 2019 Monthly Assessment

    The 2018 budget anticipated 105 new home closings in 2018. There were only 30 closings. This created a budget shortfall, which resulted in the Declarant having to pay for several large expenses. The declarant paid for leak repairs to the amenity center, stone repairs to 20 homes and common walls, and the painting of 17 homes. The total paid by the Declarant to support the HOA cash shortfall was $53,000. As our community ages and requires more and more funds to operate, it is important for the HOA to become cash self-sufficient and have enough funds in the Reserve and Operating accounts to meet current and unexpected expenses.   • Important News from Shops at Prestonwood

    We recently met with the City of Carrollton Police Department regarding traffic issues in the community. As we are building more homes in the community, traffic will continue to increase and cause problems. According to the City and our CCR, vehicles are required to leave at least 10 feet of clearance on all streets to allow for emergency vehicles to get through. We have had two incidents, recently, where firetrucks could not get down a street due to an excessive number of cars parked on either side of the street. Click Full Story to read more

  • Important Construction Information

    Construction on 2705 & 2709 Creekway is anticipated to begin on Monday, September, 17, 2018. During this time Creekway will be closed at Charles and in front of the homes.The street will be blocked for approximately 2 weeks.   • New Property Manager

    We are excited to announce that we have hired Carol Ann Dickson as our part time on-site property manager. Carol Ann has been in real estate and property management for over 25 years.   • Property Manager Leaving

    Carol Ackerman, our HOA property manager, has notified us of her intention to resign effective September 6th. We are sad to see Carol leave us. The HOA Board wants to thank Carol for the time she spent with us improving our community. Please stop by the amenity center to say goodbye to Carol and thank her for the work she has done for us.

  • Notice of a Home Fire

    Many of you probably have already heard that there was a fire on Saturday night in our community. The preliminary report indicates that lightning was the cause of the fire. The official cause of the fire, from the fire department, is pending as of the writing of this email. Fortunately all the homeowners are physically OK and there were no fire related injuries. There was extensive interior and exterior damage to one home. Two other homes have smoke and/or water damage. The HOA will be working with the homeowners to assist as we work through the remediation and rebuilding process. We have been in contact with our insurance company and insurance adjusters will be assessing the damage and giving direction for repairs. Click Full Story for more detail.
